If you implemented the suggestions in my last column about reducing exposure to legal potholes in real estate transactions, you have instituted, or are instituting, company "rules." You may be developing a Policies and Procedures Manual, a procedure to identify and deal with potential problems at their inception and a requirement for creating and maintaining a current transaction file. Here are some additional "tools" to go with the "rules."

In any context, the most effective tools are often those that are simple and readily available. In real estate transaction risk reduction, look no further than the agent and the documents.
